Board Applications:

Special Exception Use Permit (SEUP)
Each zoning district within the Township allows for certain types of use. There are uses permitted for each property and then there are uses permitted by Special Exception Use only. The Comstock Township Planning Commission reviews and decides on all SEUP applications. The Planning Commission has final authority on all SEUP applications.

Rezoning Application
Charter Township of Comstock is a zoned community. Different zoning districts allow specific types of uses. Requests to change a property to a different zoning classification are heard by the Comstock Township Planning Commission. The Commission will make a recommendation to the Township Board which has final decision in all rezoning requests.

Site Plan Review Application
Site plan review is required, in general, before beginning a new use or new construction in the Township's Cluster Housing, Multiple-Family Residential, Mobile Home Park, Office, Business and Manufacturing zoning districts. It is also, in general, required for Special Exception Uses in other zoning classifications. Consult with the Township Building Official/Zoning Administrator to determine if you are required to apply for site plan review. The Planning Commission reviews and decides all site plan review applications.

Zoning Board of Appeals Application
The Zoning Board of Appeals shall have the authority to interpret the provisions of the Charter Township of Comstock Zoning Ordinances and the power to grant variances from the provisions of the Ordinances where there are practical difficulties or unnecessary hardship in the way of carrying out the strict letter of the Ordinances.
